Leo & Ludwig - Living in Freiburg

Living and feeling good

With LEO & LUDWIG, two six-storey residential buildings, which are connected to each other from the 3rd floor upwards, with a total of 54 apartments with 1 to 4 rooms are being built in the “Freiburg Güterbahnhof Nord” development area. All flats have either a terrace, a balcony or a roof terrace. The buildings’ modern architecture impresses with recessed attic floors and a tunnel-like opening that provides a view of the outdoor area behind it. In keeping with the area around the Northern Freight Yard, the exterior facades of the residential buildings are provided with colored synthetic resin plaster in partial areas.

Both buildings are built on two levels. While the first basement level contains the underground car park with 55 car parking spaces, technical rooms and bicycle storage rooms, the second basement level contains the tenant cellar.A total of two staircases with a lift provide access to the residential buildings. In addition to the requirements for a KfW Efficiency House 55 (GEG), the buildings also fulfil the regulations for increased sound insulation, the criteria of the currently valid EnEV and have efficient ventilation technology. The heating and hot water supply is provided by district heating.

In addition to the Technical Faculty of the University of Freiburg, the airfield, the New Fair, the industrial area North and the Institute of Microsystem Technology IMTEK, the Alte Güterbahnhof Nord is located in Freiburg’s northwestern district Brühl as a crucial and influential urban development area. Yes, there is a minimum rental period of 18 months. After that, the lease can be terminated with a 3 months notice period.

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.

The building is connected by the providers Vodafone and Telekom.

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

Yes, there is on individual cellar for each apartment. The cellars are located in the underground level.
